Appliance Repair

Is the landlord obliged to repair appliances like'' ice maker in a refrigerator, washer dryer machine, microwave etc. if the appliance or part thereof stops working? If an ice maker in a refrigerator is broken can I simply replace it with two inexpensive ice trays? I have a rental home where an old refrigerator was left in the home to be used by the tenant. Property is managed by a well known property management company. Now they say that I have to pay for the repair/replacement of the ice maker. I tend to disagree. I think the appliances were provided in ''as is'' condition for the tenants convenience and if they stop working, I should not be responsible for their repair. What does LawGure think?
