Legal Question in Real Estate Law in Arizona
R.E. Appraisals
I completed an appraisal only to have the home owner cancel the check he wrote because he did not agree with my opinon of value. Should I put a lein on the property or turn the matter over to the County Attorneys bad check dept.

Re: R.E. Appraisals
Probably neither.
My experience is that the County Attorney will not prosecute for stop-payments, only bounced checks.
You might qualify for a lien on the property, but would have to send out the notices or get a lien service to do it. You do not state the time periods in your facts. If you comply with the lien statutes you could file a lien, but would have to sue on the lien within 6 months.
You can also sue in small claims court.
Good luck.
