Legal Question in Real Estate Law in Arizona

My girlfriend and I bought a house 10 years ago. The lien and title are both in both our names. The relationship has gone sours because of her drug abuse and having an affair, and I want to end the relationship but keep the house. I do not think she is going to be a willing participant however, so I do not know what to do. We have never been married. What can I do to have her removed, and also have the house in my name only

You need to make an agreement with her, or, if she refuses, then you could bring suit against her to partition the property, which effectively forces a sale of the property. Once legal action is started, she may be much more willing to make an agreement with you, that is satisfactory.
