What Grant Deed do I use?

Dear Law Guru.com,

I am selling my time share unit, which is located in the state of California, to an individual that lives in the state of Arizona, where I am also a resident. The salesperson at the timeshare advised me to use a ''Grant Deed'' or ''Quit Claim Deed'' to transfer the property to the buyer. My question is this: Do I use a Grant Deed for the state of California to complete this process or one for Arizona where both buyer and seller are residents?

You must record the deed, which conveys title from seller to buyer, in the county where the property is located. It makes no difference where the buyer and seller reside. I would suggest that you use a quit claim deed.
