Legal Question in Real Estate Law in Arizona

What is a grant deed? For example If a home went through a trustee sale and was trustee deeded to National City Real Estate, then on the same day it was grant deeded to HUD what would that mean? Is HUD now resposible for all charges that could've been against National City?

It is just one of several kinds of deeds of conveyance that can be used to convey title from one person to another. Each successive owner takes ownership subject to liabilities that run with the land, you cannot convey more than you own.
