Would Guest parking areas in an HOA community be considered private property of the HOA company and or the residents that live in that community?

Guest parking areas are part of the Common Area of the community. The common area is owned by all of the property owners, they each have an undivided ownership of that property. The management company does not own anything. The board and officers of the HOA do not own anything, aside from their individual interests as residents of the community.
