Legal Question in Real Estate Law in Arizona
home inspections
The home inspection found leaky sprinkler valves. That was one of a few things that was agreed upon to be fixed and it was.
The buyers had the final walk thru, saw all thier requests were fixed, and we closed on the house. Now, almost 3 month's later they are requesting that we get the guy back out there to fix them because they are leaking again.
We fixed it once, we paid from our costs a one year home warranty, and the house closed almost 3 months ago.
When is this not our issue(should they use the home warranty) and
Are we obligated to fix something we no longer own?

Re: home inspections
I would furnish them the name and phone number of the repair person that you used. You have no obligation after closing for problems that arise after closing (except for undisclosed latent defects - this is not one of those) if the premises was accepted by the buyers as being repaired prior to closing. This is a good reason for buyers to purchase a home warranty that covers the sprinkler system. Hopefully this problem is covered and they can either look to the original repair person to stand behind his or her work or use the home warranty.
