Home ownership, best estate plan

I would like to know if California residents, specifically a 46 year old daughter and her 70 year old mother would be better off to have both be noted as ''joint owners'' on a home or is it more appropriate for the 70 year old mother to be the outright ''owner'' or should she become a ''partner'' in ownership of the home. What would be the advantage or disadvantage to both parties if one dies ahead of the other?
