is a house personal property?

can a house be a ''good'' (personal property severable from realty)? can a person sell a house but not the land?

No, the house is real property. The same does not apply to mobile homes.

A house is considered part of the real property. However, the house can be sold separately and moved off the land. Without knowing the specifics of your situation, there may also be some sort of agreement worked out which would limit the buyer's right to use the land.

A house built on land is part of the land. A mobile home, with a "title" from Motor Vehicle is not part of the land, unless an Affidavit of Affixation has been recorded, which makes the mobile home part of the land. Modular homes are usually "affixed" to the land by such a document. As owner of the land, you can sell the building if you choose. See an attorney for full advice.
