Land Lord Rights in AZ
I have a Tenent who moved into my property on a nine month lease and never paid rent. He is out now, after two months and does not seem to have any intension of paying past rent or any regard to the signed contract i have from him for a nine month lease. How should I approach this issue. I have one bounced check.

You must decide to sue for the rent and bad check. Under Arizona law you can make a certified letter demand to make the bad check good, and give 12(I think--need to check statute) days, then sue for treble damages plus costs and attorneys fees, plus sue for the bad check.

A CA attorney can't give you advice about what to do under Arizona law. Typically, if money is owed to a person and it's not forthcoming, and demand letters have been sent, a person could resort to filing a lawsuit. Often, the issue with former tenants is getting a current address and being able to collect -- i.e. whether bank accounts and work information are readily available. Good luck to you.
