If a person has a lease, but there is extenuating circumstances and they need to break it unexpectedly, what are their rights. Do they have to pay their rent through the end of their lease?

The answer would depend upon the circumstances, when trying to find a legal reason to terminate the lease. In general, the lease agreement is the controlling document and you would be liable for the entire rent payable under the lease, however, the landlord has the duty to mitigate the damages and release the premises to another tenant. In that case, you are liable for the rent differential between your lease and what the landlord will get under the new tenant lease.
