Legal Question in Real Estate Law in Arizona
property left after close of escrow
we sold our house about a year ago there was a water system there and it was in our contract that that was not part of the sale, now we are trying to get it and they won't let say saying that it has been too long, I know we spaced it and should have retrieved it by now but they never said anything about it, do they have the right to keep it or can we legally remove it from the premisis?

Re: property left after close of escrow
Why the delay? What is it worth? I do not think it has necessarily been too long, unless the contract provides for a specific time limit. I have never had anyone wait one year to remove personal property from a building, so not sure what the outcome would be. I would send a certified letter stating you want to get it, and ask them to agree on a date for access to the home. It must be removed in a workmanlike manner so no damage is claimed.
Good luck,
