When you sign and record a deed conveying your interest in the property to your ex, that puts her in sole title to the property. That does not take you off of the loan/mortgage obligations which you and she agreed to upon purchase of the property. She must refinance the mortgage (new loan) in order for you to be off the old loan. You should consult with an experienced attorney for advice regarding other options available to you, under the circumstances, since she may be unable to refinance the property given today's market values.
