Legal Question in Real Estate Law in Arizona

I purchased a property with a trailer on the lot 20 years ago. Neighborhood services came to me this year saying the trailer is not allowed on the property. Can I go back on the mortgage company after 20 years for not disclosing that the trailer is not permitted for the lot?

I do not think that the mortgage company has any liability with regard to uses of this property.

If you paid for title insurance, you may have a claim against the title insurance company. If the trailer was legally maintained on the property at the time of your purchase, you may be "grandfathered in" and a later change of the law, prohibiting mobile homes, would not affect your rights to maintain the trailer.
