If i Quit Claim a piece of property to my son, can any type of transaction; ie: Warranty Deed, Quit Claim Deed, or any other type of deed to another party, or property used as collateral for a loan, be completed without my signature if I still have a vested interest in that property?

If you quit claim the property to your son, then you no longer have a vested interest in that property unless you only quit claim a partial interest to your son. Your son can complete any transaction pertaining to his whole or partial interest without your signature or consent.
