Legal Question in Real Estate Law in Arizona
Real Estate - Investor Filing Frivilous Lawsuit
I was working as a ''birddog'' finding real estate for an investor in phoenix, az. No written contract with the investor, my job was to bring him deals, he would choose which ones to buy or not. I did not have a real estate brokers liscence and did not make myself out to be an expert of any sort. I brought the deals and the INVESTOR made the buying decesions. So I am not an employee of this investor, nor am I a professional real estate agent, my duties are not clearly defined and there is no employemt contract between the investor and me.
Couple of deals went bad and the investor is now threatning to sue me !
My question is :
1. What is my liability?
a) I have no employment contract
b) I did not claim to be a professional
c) I did not give advice on what to buy (or not).
Investor made all the buying decesions, and now wants to sue me !
The investor has lots of money and time and wants to just string me along in court - what should I do.

Re: Real Estate - Investor Filing Frivilous Lawsuit
Have no contact, and retain a lawyer. I have seen situations of oral agreements where one party comes up with a totally different version of the agreement and wants to go to court if a deal goes south.
The three most important rules of contracts are:
1. Get it in writing.
2. Get it in writing.
3. Get it in writing.
Good luck and best regards.
