can i sell my free and clear realestate in arizona with a 'contract for deed' and without escrow or lawyers if both parties agree?

Yes, you can sell real estate without an escrow or legal advice. However, you would be foolish to do so. Experienced real estate agents and real estate attorneys have insight into the risks involved with the transaction you describe and know how to protect your interests. Your desire to avoid a few hundred (thousand) in fees, could cost you tens of thousands when one of the parties does not perform its duties and obligations and a law suit results.
