We are selling a property in Az. We have a signed contract and had a home inspection. Can the buyer bow out of the contract if several small concerns are noted. ( torn screen small water stain around skylight. This has been repaired.)

This depends on the terms of your contract. But, assuming you are using a standard form Real Estate Purchase Contract (the form typically used by realtors), you have a certain amount of time to fix those items brought to your attention by the buyer following a home inspection. You can also argue that the repair of such minor items are not "material" terms of the agreement that would allow the buyer to break the contract. However, the more straightforward way to handle the matter is to make sure the requested repairs are completed or accepted "as is" by the buyer within the allowed repair period. This will leave no way for the buyer to back out of the agreement due to home's condition.
