Legal Question in Real Estate Law in Arizona

I just signed a purchase agreement in AZ to buy a house on 9/11/12. I put down 1,500 for deposit. Now I found out that the house is very close to the railroad. I want to withdrawn from purchasing this home. How can I cancle the purchase contract and receive my deposit money back?
