Legal Question in Real Estate Law in Arizona

I signed a rental agreement for a house to move in this month, due to family health issues, I can no longer rent the property. I called the realty company to cancel the lease, I paid $150 nonrefundable deposit and a $250 refundable deposit, plus application fees, I was told the $250 is not refundable because we did not move into the house. I was not advised that I would not receive that back, there is nothing in the agreement stating I cannot get the $250 back, is this true or was I duped?
