squatters rights

My mother has lived in our second home for 18 years fent free. we now have decided to sell the house and/or occupythis house. she has refused us access and is threating to seek legal recourse to allow her to stay indefinatly. What is my legal recourse?

My first impression is that there are more relevant facts here. How did you come to own this house? How did your mother end up living there for so long? Did you know she was living there this whole time? Did you give her permission to live there? Did you know you owned the property this whole time?

You should resubmit this question with more details.

That said, and assuming that your mother has been living there with your express permission, you can probably "evict" her by filing a forcible detainer lawsuit.
