tenant righrs in trustee sale

The lessor on my rental contract is a property management company. My lease expires 12/31/08. A Trustee's sale notice has been posted on my door. The Trustee sale is 11/10/08. What are the ramifications if I stop making the rental payment beginning 9/1/08? If the new owner serves me notice to vacate on 11/12/08, how long will I have to vacate the property? I have asked the owner to modify my rental agreement to month to month. Can the owner do that or does the modification need to come from the property management company?

If you stop paying the rent you will be evicted. If the new owner wants you out, he will have to give you whatever notice is required under your lease.
