Legal Question in Real Estate Law in Arizona
Typographical error on home inspection report
We performed a home inspection on a home one year ago...we now received a phone call from the client stating she was blowing breakers, called her home warranty, they called in an electrician who stated she had 100 amp service. She then checked her home inspection report which stated 200 amp service. This section of the report must have defaulted to this and everyone missed it including the client. She was given the opportunity to read the entire report and question anything of importance within 10 days of the inspection. Now she is wanting us to pay to upgrade her to 200 amp service. Are we liable for this or are we liable to fix whatever problems she maybe having? Thank you.

Re: Typographical error on home inspection report
I do not understand your position. Your report stated that there was 200 amp system in the home. You state that "everyone missed it." It appears that only you missed it, the homeowner would not have known it was wrong. How would she have known to question anything? How would she have known anything but what was represented in the report? You might get dinged on this one.
