Legal Question in Real Estate Law in Arizona

Utilities on sold house

Dumb, but I was advised I didn't NEED to cancel utilities because when new owner moved in and transferred them, it would automatically close my accounts. He never did, now I'm on the hook for 4 months of utilities on house I didn't own. Do I have any options ?

Not sure how this went four months without a disconnect for non-payment. If you do not pay, it will go on your credit and the city may go after you. If you pay, you can seek reimbursement from the new owner in small claims court. He cannot reap the benefit of the utilities and not pay. That is called "unjust enrichment" in the law.

Good luck.
