Your question is confusing because it is not possible to put someone on a deed of trust, that is a collateral instrument for the lender to secure its loan. Your parents could have established a trust and named you as a beneficiary, and if that is the case, the successor trustee could convey your interest in the property to you, as beneficiary. On the other hand, your mother could have made a "beneficiary deed" which, if recorded, would make you the owner of the property upon her death and recordation of her death certificate in the county where the property is located. You should consult with an attorney, it should be very inexpensive to sort out your situation and tell you what your share or ownership interest in the home may be.
