Re: quitclaim deed

Joint Tenancy with right of survivorship means that upon the death of one of the joint tenants, the survivor becomes the sole owner of the property without any probate (this occurs by operation of law, automatically). If the joint tenancy is terminated, the joint owners become tenants in common. Upon the death of one of the tenants in common, that deceased tenant's heirs become the new owner of that tenancy in common.

You should consult with legal counsel at once to determine what your rights are and what your property interests are, so that you can do your own estate planning, protect yourself during your lifetime and in the case of your incapacity. And then, determine what will happen when you pass away.
