what steps must I take now so I may leave my friend my house, after I die.I am the only person listed on the mortgage but my friend lives in the house with me.

You could provide in your Will for your friend to inherit your house or you could make and record a beneficiary deed. Anyone getting the house would get it subject to the mortgage loan on the house.
