transfer of real estate in a trust

The trust reads '' The trustee shall distribute the settlors presonal residence in the trust as of the date of death of the settlor to or apply for the benefit of ( the bebeficiarys name) or their survivor free of trust''

The house is Valued @ $230k with a $34k mortgage. my question is: Does the house transfer with or without the lein?

without any other provision, it transfers with the lien.
