Marriage and desertion

My husband left the state three years ago. He has not called, written or visited in more than a year. I have been making the mortgage payments on a 15 year townhouse mortgage. He has not signed a quit claim for the property. Can I do anything to get the property in my name?

I'm licensed in Tennessee and not Arkansas, so you might want to consult a local attorney, but generally speaking your options are limited to filing for divorce based on desertion, have him served by publication and get the court to award you sole title to the property

In a divorce, the court can transfer property. Otherwise, you must obtain your husband's signature on

the deed.
