Legal Question in Landlord & Tenant Law in Arkansas

1 yr lease, yet received 3 day eviction notice?

I leased a house on 10/7/03, term stated in lease was 10/7/03-10/7/04, after which it is self renewing monthly. I am in the 4th month of the lease, and have always paid rent early. On 1/20/04, the landlord personally gave me a notice stating notice to vacate within 3 days, the reason for eviction stated as ''property damage''. He had already signed it, and I also signed it, since it was only a one-page ''notice''.

The lease allows for the $300 security deposit, and also states that repairs to the house be paid for from that, which I will ''promptly replenish''...

So my question is, do I have to move? Shouldn't he repair the damage using the security deposit, which I should then replenish? How can he kick me out, with 3 days notice, when I have a year lease?

Someone please help, I have no idea what to do!

Any info would be greatly appreciated.

Landlord/tenant relations usually come down to a contract issue. What did your lease say about evictions? Did it give what reasons the landlord could terminate your lease? Does it state the length of time the landlord has to give you if he evicts you? What caused the property damage? Was it your fault? The "notice" may state something in it that would be useful. Sorry I am not being more specific, but I would need more info.
