Lease to Own

I am leasing to own a house, but the lessor has not completed the house as promised. Also the lease to own standard 1 year builder warranty is due to expire in two months, can I get out of this lease if the lessor does not complete the the house even if some of those items are not listed within the contract itself such as properly covering the septic tank, leveling the front of the lot and seeding? We have already gone to a lawyer once and sent a letter to the builder who then agreed to complete the house via a verbal agreement as long as we stopped the litigation, so we did, But now it seems we are back in the same place as the only thing he has done which was already paid for was have the mailbox put in. We are sending a new certified letter to the lessor notifying him of the items that need to be completed otherwise we are giving notice that we will be moving out in three month after April 1, 2009, then end of the builders warranty if he refuses to make complete the house as verbally and contractually promised..
