Quit Claim Deeds and Divorce

In my divorce settled in 11/04 I was given control of my house that is still under mortgage. My ex-husband was supposed to file a quit claim deed but has yet to do so. Now I have fallen under financial strain and need to either sell or forclose on my house. What should I do about him still being on the deed with me? (And is it legal for me to file a quit claim and leave him with the mess? I know it is sneaky and I'm guessing illegal. Just curious.)

You need to get him to sign the quitclaim deed. Even if you have to go back to the judge to get it done, that is the way to go.
