I want to sell a piece of raw land one peice at a time and want a warrenty deed with one do I use? or is it different to every person I sell to? Example husband and wife

Typically the attorney closing the transaction will complete the warranty deed for the seller.
However, if you would like to receive copies of forms used in yur area visit the Chancery Court Clerk's office or Register of Deed's office and ask for sample forms.
It is possible to purchase forms on the internet, however, those forms will not be specific for your area, thus I recommend visiting the courthouse or register's office.
