Restrictions on land

I am selling part of my land in AR.

I would like to place 1 or 2 small restriction on those who buy. Can I just write the restrictions in the contract or do I need a lawyer to write them up?

They'll need to go in both the contract and the deed or a separate document that will be filed in the public records.
