Legal Question in Administrative Law in California
Ten Months ago we try to get a modification with our lender but I never felt my lender put any effort to help us now we went in foreclosure and then default now they are going to evict us from our house and what is my rights if i have any.

Your lender is not obligated to help you with a loan modification. If you simply could not pay your mortgage, they are entitled to foreclose your house under the mortgage agreement and deed of trust. If there were any type of predatory lending issues, that should have been reviewed by an attorney prior to the foreclosure sale. Now it's probably too late or very difficult.
