Looks like you're in or near Fresno. I would suggest going to the Fresno County Public Law Library at 1100 Van Ness, Room 600, and asking the law librarian to show you some volumes of sample contracts. If you're lucky you'll find one that's suitable for your needs, probably with a little modification. It would probably be a good idea to have a lawyer assist you if you are trying to prepare a contract either for a big deal or for repeated use in a business.
