i bought a gas station soon my escrow close i went to city hall to get buissness licence ,they told me 2009 this properties made unzone so i can not sale gas and they told me i have to apply for a used permit (this permit good for 2 year only city planing comision to decide i will get permit or not)my real estate agent and seller never told me about this they telling me they dont know about this

You and your agent should have been researching the zoning issues on the property before making an offer on the property. The issue is now what was disclosed to you by the seller, and whether or not zoning and permits are addressed by your purchase and sale contract.
I suggest speaking to a competent real estate attorney, immediately.
As a Franchise Attorney I agree with the other attorney answer. Did you use an attorney to prepare the contract of sale? It's a little late to be looking into these issues now. A careful examination of the representations and warranties section(s) of your contract of sale is necessary at this point as well as what was reasonable for the seller to disclose. Consult with a good business or franchise attorney in your area for specific advice.
