Legal Question in Business Law in California
Early termination - Rights ONLY with Lessor
I have rented a store in a mall. The mall lease is for 1 year however the mall can terminate the lease any time earlier. It does not have any clause that allows me to terminate my lease ealrier. Do you think this is leagal?
It gives right only to one party. I am only 2 months old in my lease.
Can I terminate this lease early?

Re: Early termination - Rights ONLY with Lessor
It's probably legal, though I'd want to see the contract. The point of a contract is to provide evidence of what the parties agreed to, and agreements don't have to be reciprocal in every detail.
Re: Early termination - Rights ONLY with Lessor
Chances are the clause is legal, assuming that you are accurately interpreting the contract. Just because a contract may seem one-sided doesn't make it unenforceable.
The problem with answering your question is that leases are complex contracts and you really need to look at the document as a whole before rendering a final opinion. Have the document reviewed by a local real estate attorney before making any decisions.
