who is responsible for the water flood in my business?
I just built a salon business last 11/2003. During the construction, the main water valve blew off and created flood and damages to our neighbors. The contractor did settled the cost of damages and give me the 1-year waranty on his work.
Now, if the water leaks uncontrollable again over the weekend, causing similar damages and if the waranty is expired, who would be responsible for the cost of water damages? is it the salon owner or the landlord? Does the business insurance cover for such damages?
Please advice. Thanks!

You should contact your insurance carrier and the landlord. Your lease may give some indication of liability.

First look to your lease, usually there are provisions for things like the water or gas main lines. There may be exclusions for your actual faucets or other trade fixtures or trade fixture type items, but generally not for the main lines.

There is flood insurance you can purchase, I recommend speaking to Derek at CM Meiers, he can be reached at 818-986-7105. he also is working on an insurance package tailored to hair stylists, you might want to talk to him about that as well.
