If our S-Corp name is XXXX Properties Inc, can we just have "XXXX
Properties" on our business cards, leases, advertising, etc?

Before using the shorter name on your business cards, leases, advertising, etc., you need to file a trade name or fictitious business name statement with the clerk of the county in which your corporation has its principal place of business. (California Business and Professions Code section 17915.) Absent that filing you should always use the complete corporation name.
