do you have to have a escrow when selling a buisness only no fee property buisness only

I don't know of ANY situation or deal where an escrow is mandatory.........however, most folks prefer to use escrows because, like in a poker game or wagering situation where the players don't know and trust each other, it's better to have a neutral party holding the stakes.
