If you are the landlord, having a co-signer on a rental property provides additional assurances as to the fulfillment of payment obligations. If the primary tenant on the lease does defaults in rent payment, the landlord will be able to look to the co-signer for payment of rent. If you are the co-signer, I would recommend you read the provisions carefully before signing to make sure that you are aware of the contractual obligations to which you are binding yourself.
