Small business lease

My landlord demands 10,000 for giving new lease contract for next 3years term. Many people call it key money.

Is key money a legal?...

Is it appropriate for them to demand this lot of money?

legal schmegal, it called busines and what the traffic will bear or bare --- i don't mean to be flip but your circumstances in todays maket is somewhat unique and i would need more facts than one line -- even so you ultilmatly would have to make a business decision as to pay or get on your way --

If this is a free market, the landlord can charge whatever he wants to, and if he wants to charge a key payment, he may, the amount limited only by what the market will bear. You just may have to move on.
