Legal Question in Civil Rights Law in California

i received thousands of dollars from someone who never had me sign a contract it was for me to move into another apartment 6 months rent and security deposit cc was for the property and memo stated for me for the above rent , now she wants it back and has call fraud edd on me and i dont want to return it for the harm she is causing and threatening to sue my manager his partner and me please let me know if this is a fruitless lawsuit thank you

This is not a civil rights issue. Contracts for rent are suppose to be in writing to be enforceable but she also cannot stay rent free without a contract either. You can claim a quasi-contract and unjust enrichment. She can't just stay for free.
