you could, um, hire a lawyer. It's not going to be as expensive as you might think. This kind of contract isn't rocket science, but you probably shouldn't use something copied from a book, unless you're familiar with the laws that cover this area.

Consider the fees you pay a lawyer part of the "tuition" you pay for being educated about the legal aspects of the business you're getting into.

a reasonable estimate for a basic web-design services contract is $500 to $800 depending on the level of complexity, and your own special needs (if any).

Small price to pay for some education AND a contract you'll use over and over again.

You can hire a lawyer to draft one. There are no magic forms in a book that you could use without having someone analyze what rights you are looking to retain and what liabilities you are trying to avoid. A lawyer would probably be able to do this work for less than $1000.
