contrator dispute resolution

home repair contractor has failed to complete job after being paid in full. He says he will finish the job if I will pay for the workers labor, and he will sign a promissary note due in three months. How do I phrase it to make him personally liable, so if he does not pay I can lien his home?

Have him sign a promissory note secured by a deed of trust on his mome; then have him sign a deed of trust and have the deed recorded. You must check his title to see how the property is actually owned; if he is amrried, his wife must also sign. Also, all signatures on the trust deed must be notarized. Best to see a real estate professional for help.
