Legal Question in Construction Law in California

I am a general contractor with a active contact with an owner for the construction of a new home. The project is in construction and the drywall is complete. The owner wants to finish the project himself. I have several open subcontacts (electrical, mechanical, plumbing...) that are not completed. How can I assign those open subcontracts to the owner and end our contract with eachother (onwner and myself)?

A contract addendum should suffice with the owner, indicating the project status, the change and the fact the owner is accepting responsibility for the work and payment. I would also strongly recommend that you have addendum's with each of the remaining trades who the owner wishes to employ.

You need an assignment agreement signed by you, the owner and each sub or supplier with whom you have a direct contract. You then need a termination agreement with the owner. If you don't want to be facing claims down the road for things the owner does wrong after you're gone, you really should have a knowledgeable Construction attorney involved in this.
