im sub leasing a house and resently two tenants gave me 30 days notice one on sept 16 and the other on sept 19...on oct.first they both moved out.. my only means of contact is text.. which I did today (I was waiting to find out if...) this is what I texted them both,,," Are you planning on paying your uitilities for sept and the rent and utilities for the remainder of your 30 days notice ? "

You have tenants, and the only thing you know about them is their txt messaging address? What if you have to sue them for the back rent and utilities? Where will you serve them? Didn't you make them fill out a rental application?

Use the address for your house to send them correspondence in addition to texting them. When you text them, ask them what their new address is.

Lacking another address, use the address where they lived with you. When the letters arrive, tell the carrier to forward the letters to your old roommates at their forwarding addresses. You can also go to the local post office to see if they left any forwarding address. Tell the postmaster you need to know their forwarding address because you are suing them in the small claims court if they fail to pay what they owe. The postmaster has a form for you to complete in order to determine their new address, that is, if they forwarded their mail. If they did not, send the letter to their last known address which is where you live.
