is reasonable escape clause required in lease agreement?

I am currently still paying for the equipment I've leased during a business that closed down a year ago. The lease document has what's called ''non-cancellable'' clause.

Isn't it true that in state of CA, a lease contract should have reasonable exit(?) clause?

No, that is not correct. That is why it is called a contract.
