Legal Question in Credit and Debt Law in California

A tenant we are renting a room out to waited till the 1st of the month to let us now they were leaving that same month. We have no signed documents...but we made a verbal agreement that instead of them paying a first and last months rent, they would give ample notice (one month) when they wanted to leave. Would we be able to go to small claims court to collect on the unpaid rent and such?

Keep in mind that a verbal agreement is inherently more difficult to enforce than a written one.

I would focus on re-renting the room in order to mitigate your damages.
